House Clearance

A complete house clearance service covering London, Surrey and beyond. We identify items of value before anything is cleared — ensuring nothing is overlooked.

The London Auctions Difference

We identify what’s valuable before anything is cleared

Most house clearance companies clear everything — regardless of whether items have value. At London Auctions, our team walk through the property first, identifying anything suitable for auction before the clearance begins.

This matters because properties that have been lived in for many years often contain items of real value sitting alongside ordinary household contents. Without someone who knows what to look for, these can easily be missed — sold for pennies at a car boot sale or sent straight to landfill.

In many cases, the proceeds from the auction sale offset some or all of the clearance cost — making our service genuinely better value than a standard clearance.

What We Look For

Items we often find that are suitable for auction

Once these have been identified, we arrange for the rest of the contents to be cleared. There is usually a charge for this to cover labour and the disposal of items with no saleable value, and our reuse and recycling policy keeps as little as possible out of landfill.

Probate House Clearance

From the first valuation to an empty property

We specialise in probate house clearance, from the initial probate valuation through to the final clearance of the property. We always recommend starting with a probate valuation: we attend the property and make a comprehensive list of anything with a saleable value at auction. Our fees for this depend on the size of the property, and you receive a report on headed paper that can be sent straight to your solicitor. Because we hold regular auctions, our valuations reflect current market prices, and anything identified can be entered into one of our sales.

After the valuation, we provide a quote to clear the rest of the property, carried out quickly and professionally. We can also help with transporting items being kept by family and friends, shipping goods abroad, cleaning the property after clearance, and staging properties that are being put on the market.

Frequently Asked

Common questions about our house clearance service

How long does a house clearance take?

Most properties can be cleared in a single day. Larger properties or those with significant contents may take longer. We’ll give you a realistic timeframe when we provide your estimate.

Is there a charge for the clearance?

There is usually a charge to cover labour and the responsible disposal of items with no resale value. In many cases, the proceeds from the auction sale of valuable items offset some or all of this cost. We provide a clear, written quotation upfront — no hidden charges.

Do you clear hoarder properties?

Yes — this is one of our specialities. We have extensive experience with complex, high-volume clearances and always recommend a property visit first to identify items of value before anything is removed.

Are you licensed and insured?

Yes. We are licensed waste carriers (Reg No CBDU176999), hold full public liability insurance and professional indemnity insurance. We are also members of The Property Ombudsman and the National Association of Valuers and Auctioneers. We are also members of The Property Ombudsman and the National Association of Valuers and Auctioneers, and hold professional indemnity insurance for valuations.

Can you work with solicitors and estate agents?

Yes — we regularly work on behalf of solicitors, estate agents and property managers. We are happy to collect keys directly and liaise with all relevant parties on your behalf.

I live abroad, can you assist with me in arranging clearance of a relatives house?

Yes, we often work on behalf of clients who don’t live within a reasonable distance of the property that needs clearing. We are always happy to collect keys from estate agents/solicitors or for keys to be sent to our office in order for us to take a look at the House Clearance in question.

Is there anything you can't clear?

We can clear almost anything, but we do not clear asbestos, biological waste, radioactive materials or hazardous waste.

What vehicles do you use?

We run a fleet that includes large Luton vans and a tipping vehicle. The Luton vans usually carry goods suitable for auction and reuse, while the tipper handles the recyclable loads, so each job is carried out quickly and efficiently.

Will you visit to give a quote?

Yes. We are happy to visit properties to give quotations and advice. We can also collect keys from estate agents or solicitors, or keys can be sent to our office.

Have you found valuable items during hoarder clearances?

Yes. We have uncovered very valuable collections during hoarder clearances in London, which is why we always recommend an initial property visit to identify anything with a saleable value at auction before clearing.

Who do I contact about a house clearance?
