There are a number of questions to ask yourself before you choose one.

Are there items with significant value within the property?

This is the most important question to ask yourself when carrying out a House Clearance. If there are items of significant value for example jewellery, watches, coins and other valuable antiques then you need to get these items appraised. With the demand for these sorts of items being at  an all time high, the potential prices they could achieve at auction are huge as you can see with some of the examples below. If you know of any items of value within a property then your best option is to send images and descriptions to your local auction house.

Is a valuation required for probate purposes?

If you have suffered a bereavement then you may require a formal written valuation for inheritance tax purposes. Your solicitor or legal proffesional will be able to advise you if this is nesecary. We regularly conduct valuations for probate purposes. Our method is as follows:

Am I better off selling items of value myself or using a local auction house?

The answer to this depends on a number of factors. Often when a House Clearance is required there is an element of urgency involved. Using an auction house near you is often the quickest and most straight forward way of selling goods. They will be able to collect and store the items for you, they will deal with photography and descriptions as well as organising collection & dispatch of everything that sells. You can of course sell items yourself on various online marketplaces etc but remember it can often take months for items to sell. As well as that these online marketplaces now often charge the same commission an auctioneer will charge. You can also benefit from an auctioneers experience.

What do I do about the remaining items with little to no value?

Items with little to no value are often the most difficult element of a House Clearance. There are a number of ways to get rid of these items:
